The flow of capital from overseas Vietnamese into their homeland's real estate market is gaining momentum, driven by policy reforms and the emergence of large-scale, transparent urban developments. Vinhomes, Vietnam's largest real estate developer by land holdings, has positioned itself at the forefront of this trend, offering integrated ecosystems and pricing transparency that address historical barriers to investment.
Global remittance flows reached a record US$818 billion in 2023, according to World Bank estimates cited by the U.S. Federal Reserve. Vietnam received approximately US$16 billion in 2024, ranking among the world's top ten recipients. Notably, nearly US$8 billion of remittance capital flowed into Vietnamese real estate in the first nine months of 2025, signaling growing confidence among overseas Vietnamese in the domestic market.
Recent amendments to Vietnam's Land Law and Law on Real Estate Business, effective in 2024, have expanded property ownership rights for overseas Vietnamese. Those retaining Vietnamese citizenship enjoy rights equivalent to domestic citizens, while others have gained a more accessible legal pathway. This policy shift addresses an estimated demand of over three million homes among overseas Vietnamese.
Vinhomes, with a land bank of approximately 29,500 hectares—equivalent to nearly two-thirds of Singapore's land area—has developed 32 projects supporting hundreds of thousands of residents. In 2025, the company recorded VND205.3 trillion in contracted sales, up 98% year on year, and launched four new mega-urban developments: Vinhomes Wonder City, Vinhomes Golden City, Vinhomes Green Paradise, and Vinhomes Green City.
The company's approach has garnered international recognition, including the "Developer of the Year Southeast Asia 2025" at the Dot Property Southeast Asia Awards. For overseas Vietnamese, Vinhomes' scale and transparency are key attractions. At Vinhomes Royal Island in Hai Phong, the project attracted nearly 10,000 visitors and close to 2,000 purchase bookings within a month, with a significant proportion of buyers from Europe. The project was among the first to list property prices on the Vinhomes Market platform, enabling remote access to information and pricing.
At Vinhomes Hai Van Bay in Da Nang, overseas Vietnamese families have purchased multiple properties—one for rental income and another for eventual return. The broader Vingroup ecosystem enhances appeal, integrating education (Vinschool, VinUni), healthcare (Vinmec), retail (Vincom Retail), hospitality (Vinpearl, VinWonders), and green mobility (VinFast, Green SM).
This convergence of policy, remittance flows, and developer credibility is creating a reinforcing cycle. As overseas Vietnamese invest in Vinhomes' developments, they gain a tangible connection to Vietnam, with capital flowing in before people do. Vinhomes is not merely participating in this capital flow; it is shaping destinations where investment and eventual return converge.
