VA Homebuyer Seminar in Killeen, Texas Educates Veterans on Avoiding Common Pitfalls

Veterans and active-duty military members gathered at El Taquero Mexican Grill in Killeen, Texas on April 29 for a VA Homebuyer Seminar designed to help them navigate the complexities of using VA home loans. The event featured presentations from local housing and veteran support professionals who addressed common mistakes and overlooked considerations in the homebuying process.

Corey Mercke with Flostate Home Inspections explained the mandatory Wood Destroying Insect (WDI) inspection requirement for all VA-backed loans, highlighting how these inspections protect buyers from hidden structural damage. Kenny Ashton from Veterans United Mortgage discussed financing considerations and the importance of understanding VA loan benefits, including potential funding fee exemptions for veterans with a qualifying service-connected disability rating of 10% or higher. Such exemptions can save thousands of dollars during a home purchase.

A key focus of the seminar was long-term planning for active-duty military families who may face Permanent Change of Station (PCS) orders within a few years of buying a home. Batya Porter, a Military Relocation Certified Real Estate Professional, advised military buyers to consider resale homes over new construction due to higher tax rates in new communities and the challenge of competing against brand-new homes when relocating. Speakers emphasized assessing future resale value, local tax rates, and nearby housing inventory before purchasing new construction. They also encouraged attendees to research local rental market conditions, as military homeowners who relocate may need to convert their property into a rental, making demand and cash-flow potential critical factors.

The event also highlighted the connection between financial education and emotional well-being. Matt Maples from USA Cares discussed resources available for veterans facing financial hardship, housing instability, or emotional stress. USA Cares provides emergency assistance and support programs aimed at reducing crisis situations and lowering suicide risks. Porter added, "Preparing veterans for success from the beginning of the homebuying process can help reduce financial strain and emotional stress over time. Homeownership should be a tool for stability and long-term wealth building, not a source of unnecessary hardship."

The VA Homebuyer Seminar aimed to equip veterans and active-duty military members with practical education, financial awareness, and trusted community resources to make informed homeownership decisions. Organizers stressed that educating veterans before they purchase a home can help reduce future financial pressure and create more sustainable outcomes for military families.
