Sydney homeowners could save tens of thousands of dollars by refinancing before the Reserve Bank of Australia's expected rate rise in May, according to Trelos Finance. Following the RBA's first rate increase in over two years, Commonwealth Bank and Westpac have joined NAB in forecasting a further 0.25% hike, which would bring the cash rate to 4.10%.

Nick Lissikatos, a specialist in refinancing for Sydney families, says the current market offers both challenges and opportunities. "The savings we're unlocking for Sydney homeowners are substantial," he said. "When you consider the life of a typical mortgage, even a modest rate reduction can save borrowers tens of thousands of dollars. Across our client base, we're talking hundreds of thousands in collective savings."

The refinancing activity is occurring amid forecasts of property price growth across Australia. ANZ expects capital city home prices to rise 4.8% in 2026, though Sydney and Melbourne are tipped to see more modest increases of 2-3%, while smaller capitals are expected to outperform due to tight supply. Analysis by Canstar suggests median house prices in Brisbane and Perth could rise by more than $100,000 in 2026 alone.

"What borrowers need to understand is that their mortgage rate directly impacts their capacity to build equity and weather market changes," Lissikatos explained. "On Sydney's higher property values, even a 0.25% rate reduction represents serious money over the life of a loan." He noted that many Sydney borrowers face significant rate disparities between their current mortgage and available market rates, often without realizing better options exist.

As major banks align on expectations of a May rate rise to 4.10%, the window for securing advantageous refinancing terms may be narrowing. Lissikatos emphasized the importance of acting decisively: "Lender loyalty doesn't always translate to competitive pricing. We're regularly finding clients who could be saving thousands annually by refinancing."

With the RBA's rate trajectory and property price forecasts pointing to continued market movement in 2026, demand for strategic refinancing advice is expected to remain strong. Borrowers who understand the numbers and act now could be best positioned regardless of future rate movements.
