REALM, the invitation-only global network of luxury real estate advisors, has made REALM Intelligence, powered by Scoop, available to its entire membership. The launch addresses a pressing challenge for top advisors: wealth is being created and relocated faster than any individual can track. New fortunes arise in concentrated tech hubs, established capital crosses borders, and families are deciding where to live years earlier than in the past. The advisors serving these clients have little time to sift through data.
REALM Intelligence delivers a personalized monthly report for each member, drawing on a dataset no single brokerage could assemble and analyzed by Scoop's AI. The report opens with market-specific metrics—inventory, pricing, absorption, and days on market—for the segments the advisor actually works, comparing their performance to the network. It flags long-held listings and aging inventory as a watch list, with guidance on market conditions to monitor, crafted with member input and MLS compliance in mind.
The report then examines economic factors affecting the ultra-high-net-worth market, such as liquidity events, executive moves, and corporate relocations, sourced from public filings and REALM's wealth data. These are mapped to the advisor's territory, with companies and connections named, and where relevant, the report links to REALM's connection tools to leverage network relationships. All insights are grounded in the advisor's own listings and clients, visible only to them.
For an advisor, the impact is significant: calls made a month earlier and on firmer ground, market shifts detected as measured movements rather than anecdotes, and newly wealthy households identified through AI analysis of thousands of filings. As Julie Faupel, Founder and CEO of REALM, states, "The industry has never had a shortage of dashboards. It has had a shortage of answers. Telling them where the opportunity is in their market this quarter, and what to do about it, is." With $127 trillion in generational wealth transfer and trillions more being created, members should not have to go looking for it.
Early feedback from members like Bob Pennypacker of Sotheby's International Realty in Healdsburg, California, and Tasha and Michael Osborne of WEC Real Estate in Central Florida, has been positive, with many noting, "This is exactly what’s happening in our market."
The development process was collaborative, with a pilot group of REALM advisors reviewing releases and shaping the guidance. Brad Peters, Founder and CEO of Scoop, explained, "We ran it as a loop. The network told us what was useful and what was noise; we turned that judgment into rules the AI applies to every report." This ensures the reports reflect best practices defined by the network itself, unlike vendor analytics that often go unused.
REALM Intelligence is now available to all members, with a second release planned: a wealth migration brief tracking affluent capital movement and its implications for individual markets.
REALM is an invitation-only, brand-agnostic network of approximately 600 luxury real estate advisors across 23 countries, representing more than $50 billion in annual member sales. The network operates on four pillars: Technology, Community, Events, and Media and Luxury Brand Partnerships. It also publishes original research, including "Crossing Over," a guide to international buyers. REALM Intelligence extends this research from the network to the individual advisor.
