At the International Builders' Show earlier this year, Ryan Hinricher, founder of Sunworth Homes, found himself in a session on wellness design in the kitchen and bath. The presenter, an architect and interior designer from Denver who works on million- to two-million-dollar homes, was telling the room that builders needed to stop reducing window counts. When Hinricher mentioned afterward that he was putting 18 windows into a 1,450-square-foot home priced under $350,000, the reaction surprised him. "She got so excited that we were democratizing this," he said. She connected him with a journalist friend.

Hinricher's assessment of the competitive gap is blunt: "Everyone else is building the homes for the people that are already there. We're building the homes for the people that are coming there." Sunworth's entry-level homes are built around what Hinricher calls "hard-coded wellness" — features embedded in the structure before a buyer ever walks in. The current lineup includes 18 windows in a 1,450 sq ft floor plan, versus an industry-typical 6 in comparable production homes; no-VOC paint and Greenguard Gold-certified materials on all interior finishes, LVP flooring, tile, roofing, and siding; nature fractals drawn from natural forms, calibrated to precise ratios by certified biophilic designer Val Bahia; preserved mature oak trees on premium lots; tongue-and-groove wood ceilings on porches and primary living areas; usable front and rear porches engineered for real outdoor living; and an infrared sauna installed with a dedicated 120-amp circuit in the garage.

The sauna placement came after research. "I think adding that as a feature in this particular model is going to be cool," Hinricher said. "Of all the wellness appliances that are tack-ons, that's probably the one with the most data behind it." The build isn't a solo effort. Sales are led by Julie Fernandez, a certified health coach who has consistently ranked among Central Florida's top 100 real estate agents, selling $30–$50 million annually. The biophilic design work is managed by Val Bahia, whose job is specifically to calibrate the ratio of nature patterns in each space. Architect Mike Morrissey, who has consulted on major master-planned communities nationally, handles window placement, historic elevations, and tree preservation strategy. "I kind of have a dream team," Hinricher said. "The world just doesn't know we exist yet."

The honest answer for how Sunworth keeps prices below $350,000 involves deliberate margin sacrifice and a bet on premium positioning. Hinricher operates in a market where comparable square footage sells for around $280,000. The Sun Haven model starts at $300,000–$315,000. The new biophilic iteration, featuring the full nature fractal interior, extra garage bay, and sauna, comes in at $349,999. He pays roughly $5,000 more per lot than competitors — specifically targeting parcels others pass on because they require working around mature trees. "Our lot selection is a big part of our ethos," he said. "We're paying more for premium lots, so you're not walking into the backyard looking at another house."

The strategy isn't chasing the whole market. "We're not pursuing 90 to 95% of the market like DR Horton," he said. "We're pursuing the five to 10% of people that fit the demographics and have a little bit more money to spend." Two model homes are completing construction now in Citrus Springs, with certificates of occupancy expected within weeks and full furnishings in place by the end of March. A broker open for top area agents follows. A replica of the model is available for purchase three blocks away, and Sunworth holds over 20 lots in inventory with more in permitting.
